Graham is perfect fit for £1.7m project at City Quays

Interior specialists begin work on premium office fit-out for world’s largest law firm

Belfast Harbour has awarded the £1.7m fit-out contract to Northern Ireland construction firm GRAHAM to provide a premium office fit-out for two floors of City Quays 1. This contract is the final stage in creating Baker & McKenzie’s new headquarters in Belfast Harbour.

Work on the office fit-out, which is now underway is expected to be completed by June 2015. The fit out works include partitioning, flooring and ceilings to create offices, meeting rooms, reception area and staff restaurant.

Commenting on the contract award, Belfast Harbour’s Property Director, Graeme Johnston, said:

“City Quays 1 is a landmark office development which will help Northern Ireland to continue to attract inward investors with a Grade A office requirement. We have created a market leading office development for Belfast and we want to ensure that the office fit-out is completed to a similar high standard. Our vision for City Quays is to create a best in class waterfront project offering a variety of uses and compliment the ongoing regeneration of this part of the city centre. There is clear demand in the local market for highly energy efficient, flexible office space and that requires a high-end fit out.

City Quays 1 is the first development of the wider City Quays project, a 20-acre office-led scheme to be funded and developed by Belfast Harbour which will provide two million sq ft of space in total, including 820,000 sq ft of Grade A office accommodation, together with residential and retail elements as well as a waterfront hotel.

Baker & McKenzie is the first confirmed tenant for City Quays 1, Belfast Harbour’s £10m flagship, 83,000 sq ft Grade ‘A’ office scheme with a pre-let of two floors totalling 28,000 sq ft.

Further imminent developments within City Quays include the 124,000 sqft City Quays 2 Grade A office, a 4* 200 bed hotel and a multi-storey car park.
